Building Performance and Property Assessments

Building Performance and Property Assessments allow the building owners and the property management companies to solve HVAC, building envelope and energy efficiency issues. We can help in developing long-term maintenance programs, and estimate budget fund reserve to implement future repair programs. Cepheus provides a Building Performance and Property Assessments Report that highlights and identifies the repairs and rehabilitation required to keep the building performing in top condition.

The Building Performance and Property Assessment Report follow the general guidelines of
ASTM E 2018-01 - Standard Guide for Property Condition Assessments and can include the following:

1) Heating Ventilation and Air Conditioning (HVAC) - Assessment of performance, residual service life with replacement suggestions for occupant comfort and energy efficiency.

2) Building Envelope Inspection which can include:
• Exterior wall inspection, including identifying problems as moisture and water penetration, air leakage and inadequate insulation.
• Exterior windows and Entry Systems
• Sealant and Caulking Assessment of the Exterior Façade

3) Energy Audit – Locate areas of energy savings through insulation, heating, cooling, hot water, ventilation, and lighting. Where is your best investment to be made? Our energy analysis software will give you the answers. Increase the performance of your building to a greener standard and reduce green house gases. You may qualify for grants through the ecoENERGY program and we can help.

4) Air Leakage Control – Cepheus is recognized as a leader in solving air leakage issues related to pressures in buildings in cold weather climates. With blower door depressurization and pressurization, smoke pencil testing and infrared thermography, Cepheus can diagnose those occupant cold draft complaints, ice dams, and high-energy bills. Increase the durability and service life of the building by preventing chronic ice and moisture damage to the structural components, thermal envelope and exterior façade.
